Starwood Property Trust Inc. and Realterm, a global transportation-focused investment manager, have teamed up to provide a $672 million loan for a portfolio of 78 industrial outdoor storage properties spread across 33 U.S. markets. The portfolio covers 830 acres and is owned by affiliates of Stonemont Financial Group and Cerberus Capital Management. The new financing replaces an existing $486 million loan, marking a significant expansion in Realterm’s lending activity as traditional banks retreat from the sector. The deal underscores growing investor appetite for logistics-linked storage assets, which have become a critical component of the global supply chain amid the surge in e-commerce and the demand for faster delivery times. Realterm’s head of credit, Paul Sisson, emphasized the firm’s strategy, stating in a statement that borrowers are increasingly seeking lenders with deep expertise in industrial real estate and logistics. The refinancing reflects broader trends in the commercial real estate lending market, where specialized financiers are filling the void left by reduced bank activity.
